普通查收入贷款
普通查收入贷款，就是美国人普遍使用的贷款方式。英文叫Qualified Mortgage loans。它的利率，相比较于不查收入或者半查收入，比较低，因为它是由美国的两个大巨无霸“国企”房利美(Fannie Mae）和房地美(Freddie Mac)兜底的。绝大部分中小银行都会把手上的房屋贷款卖给这两家企业。
普通查收入贷款，占美国居民屋贷款市场份额的90%以上。它对贷款人和房屋、HOA的要求，对于所有的lender来讲都是一样的，因为规则是由查收入贷款的终极买家，Fannie Mae和Freddie Mac，来制定。它的很多规则，让我们中国人感觉很别扭，或者”多余“。但要考虑到这些规则都是针对特不愿意攒钱的老美的工作和消费习惯。
这些规则里面，最重要的一条是必须证明借款人的还款能力(Ability-to-Repay)。所以稳定的工作记录、和债务/收入比低于50%，这两点非常重要。围绕着这一点，借款人要提供大量的文件。其中很多文件，我们华人移民并不熟悉。所以很多时候，觉得烦。
